Amortization front-loads the interest

An estimate, not tax or lending advice

This calculator provides a simplified estimate for planning purposes only. Your lender's figures are authoritative for your loan. For questions about the tax treatment of interest, talk with Alumbra CPA.

  • Every payment is the same size, but the split changes. Interest is charged on the outstanding balance, so as the balance falls, more of each payment goes to principal.
  • Extra principal payments compound in your favor. Each dollar of extra principal removes all the future interest that dollar would have accrued.
  • Mortgage interest may be deductible if you itemize, subject to limits on the amount of qualifying debt. Interest on business or rental property loans follows different rules.
  • Business loan interest is generally deductible as a business expense, which can change the after-tax cost of borrowing meaningfully.
  • Not included here: property taxes, insurance, PMI, HOA dues, escrow, closing costs, points, prepayment penalties, and variable-rate adjustments.
  • This assumes a fixed rate with monthly compounding and payments applied on schedule. Confirm the details with your lender.
